Currently, the Village utilizes three contracts for custodial services for the municipal buildings. The 2020 budget - Building Maintenance Account has $236,000 allocated for Custodial Services for all municipal buildings. The Floor Maintenance contract covers the monthly buffing and annual waxing of vinyl floors and annual carpet cleaning at all municipal buildings.

On April 4th, 2016, the Village Board awarded a three-year contract to Alpha Building Maintenance of Homer Glen, IL for the above services.

Staff has been satisfied with the floor cleaning services provided by Alpha Building Maintenance. Therefore, Staff is recommending a one-year contract extension, per the original contract terms. This would be the first of three potential one-year contract extensions, and this extension would begin April 2020. Alpha Building Maintenance has offered to extend the contract for 12 months.

Funds for these services are available in Account No. 101-7101-531.21-11.   The estimated expense for floor maintenance for 2020 is $43,000.00

RECOMMENDATION

It is recommended that the Village Board award a one-year contract extension for Municipal Buildings Floor Maintenance to Alpha Building Maintenance of Homer Glen, Illinois, up to the budgeted amount, and authorize staff to execute the necessary documents.
