Requested Action
1. Land Use Variation to allow a Day Care Center in the R-3 Zoning District.
Variations Required
1. Variation from Chapter 28, Section 6.12-1 of the Municipal Code, to waive the requirement to provide a traffic and parking study from a certified Traffic Engineer.
Recommendation
A public hearing was held by the Plan Commission on November 18, 2020 where Commissioner Green moved and Commissioner Jensen seconded:
A motion to recommend to the Village Board of Trustees approval of PC# 20-005, a Land Use Variation to allow a day care center in the R-3 Zoning District, and the following variation:
1. Variation from Chapter 28, Section 6.12.1 of the Municipal Code, to waive the requirement to provide a traffic and parking study from a certified traffic engineer.
This recommendation is subject to the following conditions:
1. Any future expansion of the proposed day care will require an amendment to this Land Use Variation.
2. If the remaining vacant space previously occupied by Glenkirk is re-tenanted or repurposed for church uses, parking will need to be evaluated in order to verify that code-required parking is still within the allowances of the 2015 variation.
3. The Petitioner shall comply with all DCFS requirements.
4. The Petitioner shall comply with all federal, state, and Village codes, regulations and policies.
