Variations Required
1. A variation to Section 6.12-1.3, to waive the requirement for a traffic and parking study by a qualified professional engineer.
Recommendation
A public hearing was held by the Plan Commission on December 14, 2022 where Commission Drost moved and Commissioner Cherwin seconded:
A motion to recommend to the Village Board of Trustees, approval of PC#22-013, a Land Use Variation to allow an adult daycare facility in the B-2 district, and the following variation:
1. Chapter 28, Section 6.12-1.3, to waive the requirement for a traffic and parking study by a qualified professional engineer.
This recommendation is subject to the following:
1. The petitioner shall work with the Village to provide additional pavement markings and signage in the area around the proposed loading zone, to the satisfaction of the Village, prior to beginning adult day care operations.
2. Prior to establishing the adult day care facility on the property, the petitioner shall implement all interior modifications as required by the Building Code to bring the unit into compliance with applicable regulations for adult day care occupancy.
3. The petitioner shall work with staff to install additional shade trees in viable locations within the existing parking lot landscape islands. Said improvements shall be implemented no later than June 1st of 2023.
4. The petitioner shall comply with all Federal, State, and Village Codes, Regulations, and Policies.
Roll Call Vote: Commissioners Drost, Cherwin, Green, Jensen, Lorenzini, Sigalos, Warskow, and Chair Dawson voted in favor. Motion carried.
