In late 2020, the Village Board approved a lease agreement with Shree Neelkanth Inc. to independently operate a Gateway Newstands location within the Downtown Metra Station. This five-year leased commenced on January 1, 2021 and runs through December 31, 2025. Since that time, the business has struggled to generate revenue as UP-NW ridership has only recovered two-thirds of its pre-pandemic ridership.
Dilip Patel, owner of Shree Neelkanth Inc., has requested permission to place a vending machine next to his store’s entrance in order to help generate additional revenue, whether Gateway Newstands is open or closed. The owner had already placed an ATM outside the store. Previous lease language did not include an allowance for this, but the amendment under consideration permits one ATM. Planning & Community Development Staff provided additional assistance to the owner by conducting measurements and drawing up the attached floor plan and elevation.
Besides bringing the Village modest sales tax revenue, Gateway Newstands is a positive amenity benefitting the commuters that access Metra trains via Downtown Arlington Heights.
RECOMMENDATION:
It is recommended that the Village Board of Trustees approve a resolution, and authorize the Village Manager to execute an amendment of the existing lease with Shree Neelkanth Inc. in order to allow a vending machine and an ATM within the Downtown Metra Station. This approval is subject to compliance with all Village codes and regulations.
