Requested Action

 

Preliminary Plat of Subdivision to re-subdivide three single family lots into two single family lots.  

 

Variations Required

 

1. A variation from Chapter 28, Section 5.1-3.6, Required Minimum Yards to allow a reduction to the minimum side yard (south) setback from 7.5 feet to 5.33 feet for existing home at 921 N. Highland Avenue.  

 

Recommendation

 

A public hearing was held by the Plan Commission on 10/14/15 where Commissioner Ennes moved and Commissioner Sigalos seconded:

 

A motion to recommend approval to the Village Board of Trustees, of PC#15-017, a 2-lot Drost/Hasche Subdivision; and a variation from Chapter 28, Section 5.1-3.6, Required Minimum Yards to allow a reduction to the minimum south side yard setback from 7.5 feet to 5.33 feet for existing home at 921 N. Highland Avenue(Lot 2), subject to the following conditions: 

 

1.  Submittal of a Final Plat of Subdivision.

 

2. The variation for the south side yard setback on Lot 2 shall only apply to the existing structure at 921 Highland Avenue, while all new structures shall comply with current code standards.

 

3. A fee-in-lieu of detention shall be required.

 

4. A Design Commission application must be submitted for the new home and any addition to the existing home.

 

5. The petitioner will be required to demolish the existing home and garage at 927 N. Highland Avenue prior to recording the Final Plat.

 

6. The petitioner shall comply with all applicable Federal, State and Village copes and policies.  

 

Roll Call Vote: Commissioners Jensen, Ennes, Sigalos, Cherwin and Chairman Green voted in favor.  Motion carried.
