Requested Action:
Preliminary Plat of Subdivision to re-subdivide 18 parcels into 15 single family lots and one lot for detention (16 lots total).
Variations Identified:
Chapter 29, Section 29-307(f), which prohibits double frontage lots to allow Lot 16 (the detention lot) to be a double frontage lot.
Recommendation
A public hearing was held on May 11, 2016 where Commissioner Green moved and Commissioner Warskow seconded:
A motion to recommend to the Village Board of Trustees approval of PC# 16-004, a Preliminary Plat of Subdivision to subdivide the existing zoning lots into 15 single-family residential lots and one additional outlot for detention.
This approval shall be subject to the following conditions:
1. Approval of the Final Plat of Subdivision.
2. The developer shall pay a one-time up-front fee for each lot for detention maintenance to be determined as part of Final Plat of Subdivision.
3. Land contribution fees shall be paid for parks, schools, and library per Chapter 29 of the Municipal Code.
4. The Petitioner shall comply with all applicable federal, state and Village codes, regulations and policies.
Roll Call Vote: Commissioners Cherwin, Dawson, Drost, Ennes, Green, Jensen, Sigalos, Warskow and Chairman Lorenzini voted in favor. Motion carried.
